INVESTORS & FINANCIAL INSTITUTIONS

Asset management built around performance, not just maintenance.

Whether you're an investor looking to maximize returns or a financial institution managing a distressed asset, Portfolio's asset management team brings decades of experience to every assignment.

What is Property Asset Management?

A higher level of oversight for your property investment.

A Property Asset Manager is an individual or entity charged with the authority to make decisions regarding a property. Going beyond day-to-day management to focus on the financial performance, market value, and long-term health of the asset.

Portfolio Property Management offers property asset management services to both private investors and financial institutions. Each with distinct needs and objectives that we address directly.

Why It Matters.

The difference between managing a property and maximizing it.

Standard property management keeps the lights on. Property asset management looks at the bigger picture. Net operating income, insurance coverage, capital reserves, market positioning, and long-term exit strategy.

Our team reviews valuations, challenges tax assessments, recommends capital improvements, applies for public grants where appropriate, and builds financial reserve strategy tailored to your property.

Receivership & Court Appointed Asset Recovery

What is Asset Receivership?

When a court needs a neutral party to take control of a property.

A receivership is a court-ordered process in which an independent Receiver is appointed to take possession of, manage, and often liquidate a property or portfolio on behalf of the court.

Receivers are appointed in cases involving loan defaults, partnership disputes, divorces, probate, and foreclosures — where a neutral, experienced operator is needed to preserve asset value and protect all parties.

Why Portfolio?

33 years of court-appointed experience — Federal and State.

Dr. Mary Sawyer, CCIM has served as a court-appointed receiver since 1991. Our firm is FBI and FDIC cleared, holds a Federal HUD license, and carries a $1M fiduciary bond available within 24 hours of a court order.

We are available in all 52 California counties and through our CCIM network can place a qualified receiver in any of the 50 United States. Many attorneys work with us repeatedly — we hit the ground running the moment the order is issued.
